Building a Finca In Andalucia
With the price of existing property rising substantially over the last few years, the cost of building a new house can now often be lower than that of buying and renovating an older building. In addition to this, a new building is subject to the provision of a 10 year independent building warranty and higher building standards than that required for renovations.
First - find your building land. A building plot in our area of Almeria costs between €25000 and €60000 irrespective of the size.
The land must be reasonably accessible (even if your car can reach it, our suppliers' trucks may not be able to), it must have water and electricity available at a reasonable cost and, of course, it must be able to build legally on the land. Make sure that there is nothing objectionable about the land or in the area. casa-cortijo does not broker any building land close to pig or poultry farms or within sight of intensive agriculture (growing under plastic).
Check that the land which you like can be used for the house that you wish to have built. All land brokered by us is checked on a regular basis, initially when it is offered to us and then another complete check is run before we confirm its availability to prospective purchasers. We would rather lose a sale than spend the next 2 years fighting City Hall. Following the introduction of more restrictive rules (see the section on 'Rustic land' below) with little warning, we, along with a large number of other people, found ourselves in the situation that customers had purchased land, and could no longer build on it without possibly years of delays.

Once you have found the plot of land in the neighborhood which appeals to you and with the view that you always wanted, you need to ensure that your dream house suits the land. We do not develop estates; every house is built on an individual basis, and we will work with you to achieve the best results.
We have a large number of designs, some of which are reproduced on this website. You can use any of these as a starting point, bring your own plans to us, or we can start from scratch and design a house to your specifications.
As part of this process, we will ensure that the final house design can be built on the plot chosen by yourselves. We therefore strongly recommend that you do not finalise the land purchase until this stage is reached. The building contract will not be prepared, and no payments will be due to us in respect of the building contract until full agreement has been reached and you have either purchased the land or have entered into a preliminary contract to do so.
