Buying a Cortijo / Finca in Andalucia
Buying a cortijo in Andalucia has long been the ambition of many who live in the north of Europe. Compared to 5 years ago, there are fewer country houses available for sale (they have all been sold !), but there are more houses for sale which have been renovated.
When looking at an older property, bear in mind that a number of features which you may expect will not always be present unless the property has been already renovated.
Kitchens and bathrooms are not always provided ! In many areas, houses did not have a water supply until a few years ago, so sanitary arrangements were a useless luxury. There were no kitchens, only a communal room as there was no sink, and no cooker, only an open fires to cook on. Hence typical Spanish dishes like paella which is cooked in an open pan over a log fire.
Likewise, many (not renovated as well as renovated) older houses either have no electricity, especially if the house is somewhat remote, or have a power supply which is inadequate for most modern households - in some cases, as low as 2kW.
Many older properties have been renovated. The quality of renovation work is variable; some are extremely good, others should be avoided.
We always inspect renovated properties very carefully and we have been known to refuse publication on the basis that the work was carried out in an unacceptable manner.
Unfortunately, it is not always easy to evaluate the underlying condition of some of these houses, as we cannot see what, if any, remedial work has been performed on the structure and foundations during the renovation.
