If you have been thinking about leaving the cold, damp, North and moving to an area which enjoys sunshine for at least 300 days per year together with a remarkably low cost of day-to-day living, please read on, as we can offer a large number of housing options in all price ranges.
The area in which we operate is very different to the tourist traps on the coast, but the beaches are easily reached in 30-40 minutes, allowing you to live In the real Spain (away from the fast-food outlets and the annual tourist invasion) but still giving you the option of spending a day ogling the tourists (after all, you would be a local).

Life is much slower here. That is, until it comes to the fiesta, where locals of all ages will party until the early hours of the morning, drinking very potent local wine, but still be able to hitch the plough up to their mules in the morning --- the more modern-minded of them will simply stagger into the seat of their tractor.
We have extensive connections in the area, and are able to offer, apart from new house development and direct contact to sellers of existing properties:

  • building services, from garden walls to complete renovations
  • a choice of two local architects, who will prepare all technical documentation and building permits
  • an independent legal representative who will work for you, and who will prepare all of the conveyancing formalities as well as other paperwork required
  • complete project management (particularly if you are unable to be present during building/renovation)
  • plumbing and electrical contracting, including laying of power lines where necessary
  • full landscaping, ranging from earth-moving work to layout and planting of paying crops, embankments and formal gardens.

If your knowledge of Spanish is limited to 'una cerveza por favor' (if you do not understand this, buy a phrase-book, or you will end up being very thirsty), we have, or have fast access to, language skills covering Spanish, English, German, French and Danish and we can also offer you some very good discounts on Spanish courses so that you learn Spanish or at least be able to make yourself understood.

For those of you who are naturally cautious, there is a variety of foreign language-speaking lawyers in the province, as well as a large number of independent state-recognised translators; we would be pleased to give you details (or we could copy the relevant portions of the Yellow Pages and allow you to make your own choice).

All properties, new or existing, will be sold with full title deeds. The completion of the sale will be handled by an official notary public; all taxes, fees, land registry entries and property tax registration will be carried out on the day of completion or on the following working day.

All building work (new or renovation) will be fully covered by a building permit issued by the appropriate local authority. New buildings will be guaranteed as specified under Spanish law; this guarantee will be backed by an insurance company --- a copy of this insurance certificate will be supplied to the new owner.


Where we are
We are located on the eastern border of Almeria province in Andalucia very close to the border with the province of Murcia. We work from our builder’s yard in a small rural village 15 minutes from the market town of Huercal Overa.

To reach us Exit from the Autovia (E15) at junction marked 553 HUERCAL-OVERA and STA MARIA de NIEVA. The E15 is the main coastal motorway which runs all the way down the east coast of Spain and is accessible directly from the airports Alicante and Almeria.

Turn north in the direction of STA MARIA de NIEVA. This road is also signposted as the road to VELEZ RUBIO which is 31 kms along this road with small road signs marking each kilometer. Drive through all the villages until you see the road sign KM 21.

Turn right just passed this and drive up the hill. Keep going until you run out of tar-macadam. We are the next driveway on the right with No 14 on the archway. Go through the archways at the back and park in the car park.

About Almeria
Almeria (capital city of the same name) is a province of many contrasts, with its well-known beaches, the mountains of the Sierra Nevada and a desert.

Most of the province is mountainous, and has agriculture as its main economic activity. Agriculture is most visible in the coastal areas in the south of Almeria, where intensive farming has resulted in the 'plastic sea' which stretches from the south of Almeria city to Adras and beyond.

Almeria is no longer the unknown province of Spain. Resorts such as Mojacar attract large numbers of holidaymakers. The Alpujarra region (which is also partly in Granada province) has had much attention in recent years following the publication of Chris Stewart's bestseller, 'Driving over Lemons'.

Two large national parks are contained within the province: the Cabo de Gata national parks, which is on the coast, just north of Almeria city, and the Sierra Maria - Los Vélez national park in the very north of the province.

A further well-known area of Almeria province is the desert, which is in the area of Tabernas. A number of films were made here, including 'A Fistful of Dollars' and 'For a Few Dollars More' during the sixties. Other films (partly) shot in Almeria were 'Lawrence of Arabia', 'Patton' and 'Indiana Jones and the Last Crusade'.

The Alcazaba in Almeria city and the area surrounding it (see the first photograph on this page) was used in particular for the entrance of General Patton in Palermo and was used again in the James Bond file 'Never Say Never'.

Tourism started in the south of Almeria province, with new resorts such as Almerimar, Roquetas and Aguadulce built practically from scratch in the 1970's.

Two large marinas are already in operation; a number of others are planned in the north of the province. The whole coastal stretch from Almerimar in the south to Vilaricos in the north is very oriented towards tourism and has practically every facility, including golf courses and theme parks.

Going from the coastal strip to the inner country areas is like passing from one world to another. Gone are the fast-food restaurants, the shops selling beach accessories and the discos.

Instead, you will find a relatively remote mountainous area which is still very rural in character. Costs also tend to be very much lower and, very often, quality (food, restaurants) higher.
